Services

Ground Services

Along with good marketing and administration, ground services are an integral part of any holiday rental business.  These encompass all the physical tasks that need to be performed during the year such as cleaning, laundry (linens and towels), setup (restocking of essential supplies) and maintenance (changing light bulbs, unclogging drains, resolving TV and wi-fi issues, etc.).  Depending on one’s needs, personal welcome service along with key delivery and collection may also be included.  These services can be provided by the property owner or some other trusted third party, whether an individual or a team.   Competence and professionalism are key.  With some properties going through thirty or more changeovers during a year, often times leaving only a few hours between the departing and arriving guests, the ground services provider needs to be extremely organized and reliable in order to ensure smooth and efficient operation of the rental business and, ultimately, its long term success.

Even though our business focuses primarily on providing co-hosting and consulting services to holiday property owners throughout the world, we do provide ground services to some of our select clients within the Lake District, mainly around Lake Maggiore, Lake Orta and the province of Varese (as highlighted on the map below).  Occasionally we serve clients whose properties are located within certain parts of Lake Como and Lake Lugano and even as far as Milan.  Apart from those listed above, our ground services also include full photography and video services (see FAQ for more details).  

The fees we charge for these services depend on the property’s type, size and actual location.  Generally they are quite competitive and aligned with the average rates charged within the area but we can only provide a more accurate estimate once we have more information about the property.  Just as in the case of our consulting and co-hosting services, the fees are not subject to any additional taxes (VAT, etc.) and the invoices are sent out after the relevant services had been provided.  For bookings processed through Airbnb, we can collect some of the fees, such as that for cleaning, directly from the company, using Airbnb’s previously mentioned “split payout” feature (see FAQ for more details).

Since most of the properties we co-host can be found within the Lake District, we know and work with numerous local companies and individuals who provide a variety of ground services to our clients.  Should we be unable to provide ground services to you directly, we can certainly recommend a few trusted and reliable providers who would be more than happy to work with you.  In such a setup we would simply coordinate everything with them, as part of our standard co-hosting services, without you needing to do anything.  You would then pay them directly for the services provided.
